Site Manager’s Report February 1 to March 31, 2021 Projects and Repairs The following is a partial list of the projects and repairs that we have completed over the past few months. Building #8 the units #163, #263, and #363 just had the main drains replaced as serval of the pipes cracked. Building #4 units #223 and #123 had the main drain pipes replaced. There was a minor leak from unit #219 into unit #119, building 4. The Scheduling was made for May 2021 for the deck replacement for unit #321 as it leaked into unit #222 and unit #223.

Site Manager’s Report October 20, 2020 to January 21, 2021 Projects and Repairs The following is a partial list of the projects and repairs that we have completed over the past few months. The sidewalk between buildings 3 & 4 was replaced and we also repaired the lighting and sprinkler system to that area. We have moved the recycled bins from in front of the trash area to behind it at building 3 & 4 along with replacing the light bulb, a yellow stripe on the step, and putting signs up for that area for the guest. Site Manager’s Report June, 2020 Projects and Repairs May & June 2020 While we still have the occupancy down due to the Covid-19 the maintenance staff has been able to catch up on a few more project for May & June. Pool: All 3 pool lights, power serge and burnt out bulbs were replaced. The pool area is still maintained every day. Landscaping: A large lawn mower was rented to cut down all the wild grass in Lot 1A before the summer heat dries it out, and hopefully prevent any fires. Manager’s Report March – May, 2020 Projects and Repairs on the Property Since the occupancy has been down due to the Covid-19 the maintenance staff has been able to catch up on many projects. This is just a partial list of some of the projects and repairs that we have been doing over the past couple of months. Painting: All the stairs and unit entry ways are being painted, and the handrails around the property have been painted. The pavilion stairs where painted with yellow stripes for better vision at night. Parking Lot: Painting of all the parking lot stripes

Manager’s Report July – October, 2019 Projects and Repairs on the Property Purchased 2 new Large commercial electric dryers and 1 stack smaller electric dryer. Plumbing repairs we done in units, 232,222, and 122. Replaced the planter boxes around the pool wall and smoking areas. Added new handrails to the stairs behind building #6 to bring up to code. The shower trees on the entry drive have all been trimmed. We added 3 large palms along the fence line behind building #9. Manager’s Report July – September 14, 2018 Projects and Repairs on the Property   Weather Prep The property is now ready for Hurricanes Lane and Olivia, to minimize storm damage. Office New computer purchased for front office. Bids requested for roofing the office building in 2019. Vacant Unit 118 Painted, ready for new tenants. New stove, microwave, and disposal purchased and installed. Drapes cleaned and rehung. Trees All trees along driveway trimmed. Wooden Bench New bench in memory of Larry Lowery placed by laundry room. Previous bench broke. Golf Another free golf cart received from Kihei Akahi. A little work

Manager’s Report June 27, 2018 Projects and Repairs on the Property over the Past Month   Gas Line • Replaced main gas line from the large propane tank to laundry room. Trees, Hedges, Plants Trimmed trees on Lot 1-A; removed four palms. Trimmed hedge by fence at north side of the property. Planted 4 Coconut Palms to replace those that were removed. Planted row of Tee plants along the end of building 6. Added some Ice Cycle plants beside the planter boxes of building 2. More will be added.
