Site Manager’s Report June, 2020 Projects and Repairs May & June 2020 While we still have the occupancy down due to the Covid-19 the maintenance staff has been able to catch up on a few more project for May & June. Pool: All 3 pool lights, power serge and burnt out bulbs were replaced. The pool area is still maintained every day. Landscaping: A large lawn mower was rented to cut down all the wild grass in Lot 1A before the summer heat dries it out, and hopefully prevent any fires. June 19, 2020 Mandatory 14-day quarantine for arrivals extended to July 31, 2020 Hawaii’s mandatory 14-day quarantine for all arrivals is in effect through July 31, 2020. Don’t risk illness, arrest or fines — visitors and returning residents alike. UPDATE: Gov. David Ige said on June 19 that he intends to extend the mandatory 14- day-quarantine for arriving travelers through the end of July. Manager’s Report March – May, 2020 Projects and Repairs on the Property Since the occupancy has been down due to the Covid-19 the maintenance staff has been able to catch up on many projects. This is just a partial list of some of the projects and repairs that we have been doing over the past couple of months. Painting: All the stairs and unit entry ways are being painted, and the handrails around the property have been painted. Attention Homeowner’s Votes Are Still Needed for the Laundry/Roof Replacement The Laundry/Office roof must be replaced due to serious termite infestation. You should have received a ballot from the Association to vote on the roof replacement and an amendment. (Two ballots must be mailed back) We must have 67% owner’s approval on the two ballots to proceed. PRESIDENT’S MESSAGE January 2020 During the past year, we have been busy upgrading the property and trying to prevent water damage in our units by completing our High-Risk Inspection this year and replacing common element plumbing when a unit is remodeled. During the inspection, the plumber inspected all the water features in each unit and notified the owners of items needed to be repaired. Since the inspection, we have had very few complaints of leaking water features. Just a reminder: if your water heater is 10 years or older please consider replacing it because if it leaks and causes considerable

Plumbing repairs we done in units, 232,222, and 122. Replaced the planter boxes around the pool wall and smoking areas. Added new handrails to the stairs behind building #6 to bring up to code. The shower trees on the entry drive have all been trimmed. We added 3 large palms along the fence line behind building #9.
